276,590 SF | Former Textile Facility

Owner-built in 1997 and sold to a REIT in 2014 with a 20-year lease back, the original company was acquired by a larger competitor in 2018. The facility closed mid-2020 due to COVID-19 workforce challenges and we began marketing for sublease in late 2020.

Challenges to marketing included the size of the facility, one of the largest in the West GA / East AL submarket and not subdivisible, its specialized configuration, low number of docks, and restrictive leasing requirements. After nearly 2 years of effort and several near-misses, we subleased the property in Dec. 2022 to a local division of an international construction products manufacturer. The transaction also included negotiation of a tenant purchase option.

This 276,590 SF sublease represents a significant absorption of vacant industrial in the submarket. When fully operational, the new tenant’s anticipated business expansion will generate over 300 new jobs.
